Property Buying Abroad – How To Avoid The Pitfalls

Many of the countries of Europe are changing, on a daily basis many economic migrants are flooding onto the shores of many of the more developed of the European countries in the hope of providing a better standard of life for their family. Whether people like or not this migration is here to stay as it is totally legal under the constitution of European law and is seen as a positive thing by the powers that be. But what many people do not see or do not care to see is the number of people that are leaving the shores of the same countries to try to find a better life for their family in a country that may be warmer than theirs and offer a more relaxed way of life than that they are experiencing in their home country. And if they do not go the whole hog and decide to move away from their home shores many people are buying up holiday homes in these countries so they have somewhere to go each year and as a nest egg. So what is the big attraction to buying abroad and what are the pitfalls to buying?

Buying abroad is much easier now than it was 20 years ago. In almost every developed holiday resort in Europe there is someone who is willing to sell you a holiday villa, a holiday apartment or a timeshare. But over the years we have all heard so many horror stories regarding buying property abroad it is difficult to know where to start looking and where and what to avoid. Firstly you need to be 100 per cent sure that where you are looking is definitely the place where you want to be spending your holiday time year in and year out or perhaps living. Enjoying a two week vacation is generally not a good indication of whether or not you will enjoy living in a town for the rest of your life, before you make any decisions that important you would be wise to visit the location again, perhaps out of season, and then visit it again and if you are still certain that you want to buy some property in the location then visit one final time. It is better to spend a few hundred dollars on a weeks vacation to decide that you do not like a town enough to live their or even own a holiday property there than to spend two hundred thousand dollars on a property to come to the same conclusion.

The type of holiday property that you buy is massively important as well especially if you intend renting out the accommodation for the holiday season. You will always get a bigger rental value on a villa, especially one with a pool but even a small apartment can still return a nice profit and even pay for itself over the course of a season. Finding someone local to the area you can trust who will help you find a property deal is always advisable as they may know people to avoid at all costs as well as people that it may be wise to consult.

The chances are that if you are buying a property abroad you may well come across some strange customs that you have no idea how to deal with; again this is where a friendly local will be able to help you as well as explain to other locals that they need to be patient with you. Many of the more developed European countries have some strange formalities that you have to go through as well as some of the newer European countries from the former Soviet Union.

Countries such as Bulgaria have some very strange procedures and laws that have to be abide by if you are serious about buying in their country, these can be very difficult for many people to understand so you should always ask for help and guidance from a local solicitor who can act as a middle man. Hopefully the reward at the end of it all will be a beautiful holiday home or permanent residence for a very fair price. In countries such as Bulgaria property is very cheap compared with many other places in Europe, granted there are likely to be a few pitfalls along the way but if you keep a clear head on your shoulders and take very careful steps there should be no reason why yourself a Bulgaria property or equivalent.

Notaries, legal documents, local customs, tax payments and stubborn land owners are just a few of the obstacles that you may find in your way when looking to buy property abroad. Whether it be in Italy, France, Spain or Bulgaria property buying can be stressful but it should be worthwhile in the end.
